I saw something recently where they don't have the best business practices. Obviously, that could have something to do with it. Not a lot of employees, and the employees they do have are overworked.

The problem I have with property managers are the same problems I have with all third-party entities-- not adapting to the way we do things and, therefore, missing the mark. It typically comes down to a lack of clear communication between my team and them. Set some clear goals and hold them to it.

I'm not really into "crazy strategies" to build your rental portfolio! Ha ha. It's not important how much money you have if you aren't educated in the space. I'm seeing comments on here telling you to stop, saying it's a risk, etc. The biggest risk you can take is taking that 250K and jumping in without educating yourself on what a good deal looks like.

Either partner with someone who can invest that money for you, or spend some time/resources getting up to speed on how to best go about jumping into any market you choose.

I commend you for asking the question here in this forum, and I would encourage you to ask more and more.

Hey Abel,

I love that you're getting started and realize you have to be educating yourself! I've been in this for a while and I still put a very high premium on education. You mentioned books and online resources-- I think spending some time here on Bigger Pockets is great, but also find some in-person local events to attend. I'm sure there are deals in your backyard that you can take down. Once you get to know the people around you, and they know what you're looking for, you'll begin to see some deals. Relationship capital in this world is everything. Best of luck on your journey!

Dude, this is awesome! Looks like you're on your way, and have already learned a VERY important lesson (screening tenants). Best of luck on the journey.

It should definitely be in the lease agreement as a tenant responsibility. Looking back, it's crazy to think of the things I didn't think about or I didn't think had to be addressed when presenting a tenant with a lease agreement. You learn fast!!
