The numbers look pretty good to me. I would say outside of this forum people work on much tighter margins than most would think.

I use postcards and letters. This was a postcard.

I mail several thousand, (4-5k) a month every month. I had mailed this list three times. Response rate is .05% on average on all postcard campaigns.

Laydown deal, call came in inherited property.

2116 Lemon Ave. Escondido, CA 92029

Locked up for $304,500

Repairs - $50,000

ARV - $450,000-$480,000 (Tough one to comp out)

Sold for - $335,000 (Assigned the contract, buyer paid all closing costs)

One buyer viewed the deal, I visited the deal once.

Helped relocate the tenant into a vacant house I have available to me for a few months, me and the seller each paid $1,000 for two months rent to help the family friend out who was living in the house. They moved out right away.

Rehab begins April 1st, closed on March 21st.

Deal came from a mailer.

Howdy,

I'm sure we'll have a chance to meet in person at one of the local clubs.

SDCIA, NSDREI, FIBI etc... All are well worth attending, I'm usually at them mainly to network and catch up with friends.

Just thought I'd give an update that the property just closed to the end buyer. They paid $550k for it.

My buyer did pretty well on this one, they have picked up two more since then from me. One of those was a larger deal than this one for me.
