Hi Kristin, pretty exciting huh? Time to get some info on the property.

Talk to the neighbors if you can, I find this is always helpful to gain info. Some might not agree but if they are friendly it can help just get you started in the right direction. Also, you need to run title and see who owns it and if they have a mortgage on the property. Once you have the owners name and potential mailing address you have something to work with.

Once you have done those two things, come back and share details we can try to help.

I've been doing this for a few months its pretty fun. Sometimes it takes some work to find the owner, I'm talking about seriously distressed vacant houses though.

You've got to find a catalyst, some form of motivation/problem on their part that you can help with. Without that you are chasing your tail. Just have a conversation, find out what is going on. Sometimes you need to have a few to find out what is really going on. That is most important.

Build rapport, ask questions and find out what is going on. If they are just beat up but have people living there you might want to send a letter first.

Also you can run title searches yourself or have your assistant do so to gain info quicker on the home owner. Ask neighbors too, that can be handy to get the back story.

The deal doesn't really sound like a deal, but for experience purposes only you could do some digging and find out the reason behind the need for it to be cleared.

If you were not new I would say walk, since any experience could be valuable at this point I say look into it but DO NOT take on this deal just learn and gain skills from talking to the seller.

I'll see you there! Bruce Norris is speaking, you are in for a treat should be a huge turnout.

If you are able to, taking advantage of FHA loans is a great way to get started. Low rates and low down payments, you must occupy the property for two years I believe. I am actually in the process of something like this but I'm using a FHA203K rehab loan unless we can get creative with the sellers which I'd much prefer.

I use ACT for another business. It seems a little overkill for this process. I am testing out HighriseHQ right now I don't have enough time into it to give a good opinion on it yet but I like it so far we'll see.

I also color code lines etc then shift data into Highrise if its a worthy lead.
