Garrett, I almost always attend the meetings. Main priority is usually networking although the speakers are fantastic. I even head up to Orange County for a few other great clubs.

There are some great local real estate investment clubs. My advice, attend, network and learn.

Between Bigger Pockets and these three clubs you have so much info, an Engineers wet dream if you ask me. You need to do your homework and define where you fit best when it comes to investing.

I've seen it with a few properties in my area and it didn't seem to work out well. Around here the standard is granite, stainless appliances and wood floors. They are going in with cheap white appliances, carpet and the cheap counter tops. What happens, after it being on the market FOREVER is a rehabber grabs it, swaps out those three items, makes the yard a little nicer and kills it.

With the right information and strategy you can make money in the market too. Its just like REI, you just need to know your stuff and have a solid strategy.

If you are doing the same things you did in 2007 you are probably hurting right now. If you have evolved and adjusted your business model (no matter what industry) you are probably doing alright.

I watched a couple episodes last night. Its good TV I'm sure any reality show to someone in that industry seems quite skewed.

My goal if I were on this show would be to build a name in the area in hopes of leads finding me so I could avoid the court steps and snipe some great FSBO's on the cheap.

Some great ideas here.

There certainly has to be a balance between "milking" a property and finding ways to add value.

I've also heard of splitting lawn care with the tenant. Not as great as having them take it over but great if they aren't handling it well or if you are covering that cost for your property.
