I love Docu-sign!

Some folks do still get that warm and fuzzy feeling from "wet signatures" but its pretty darn cool to docusign something from your phone (as long as you can still review the document properly).

I currently rent, I wouldn't want anything. I'm going to feel obligated to reciprocate and I don't want to.

A call with a friendly merry christmas would be more appropriate for someone like me.

My landlord is the polar opposite of most BP landlords. I haven't seen him in I think a year and a half.

Sure,

I'm new to all this too. I can't offer much wisdom but I can say that I am trying really hard to focus on my area and one thing at a time so I'm not all over the place. Once I've mastered that I'll reassess and take it from there.

Every market has its issues right now, don't focus on the negative. There is opportunity everywhere. My personal goal is to be an expert in my market, learn where the opportunities are and structure my plan to work best around those.

Opportunity is there, you can find a negative to any market. Some might say my market is overpriced, too competitive, people paying too much for little to no returns. I don't care I am certain money can be made and I can do it.

I know I just sorta followed everyone of your posts on here this morning, I'm not stalking you I swear! I'm new too so I want to encourage and support other folks on here :)

The agent either finds the deal and goes to an investor or simply is the buyers agent for the investor. So you have a 3% commission coming your way for making the purchase. If you are then the listing agent once the rehab is complete you would have another 3% coming your way after the sale. So the investor could work with you on giving up a point or two to help them on their spread.

On paper it sounds great, I would be a little hesitant to use certain buyers agents for a listing. I have witnessed some properties sitting much longer than they should because the buyers agent was given the listing and had no idea how to properly market the house.

Persistence. This is what it will take and is probably the one key personality trait you will see registering with many of the people who have made it from nothing.

I'm sort of in a similar place career wise in REI. Sit back, figure out the exact area you want to focus on and do your homework to be the best at that specific thing. Find someone you look up to and be persistent. You might get turned down the first few times but anyone who sees a positive attitude, persistence, and willingness to hustle will help eventually. Remember these obstacles are put in front of us to make us prove we are willing to work to earn what we want in life.

Stay positive, be persistent, network network network! Do not give up.

That is a great suggestion... but BE CAREFUL! I have attempted to do this, and have gotten burned SEVERAL times! "Pay it forward" isn't a common theme in my area...

I will say this, if this property is on MLS and it hasn't been snagged quickly. Chances are slim its the deal you believe it to be. Things move fast here.

Hey Luis, looks like we are neighbors.

I'm surprised when you were researching the properties nothing popped showing they were listed. Congrats on getting some action, I'm leaving town for a trip soon but I'd be up for meeting and grabbing coffee if you want. Happy to compare notes and add another motivated person so my network.

When it comes to sharing those deals with your buyers, I'd call them first. An email blast isn't personal and we all know its going out to tons of people. A call will get results if the deal makes sense.
