My understanding on this subject is limited but I've been researching land trusts after listening to speaker at the Womens Invest Club in OC on Wednesday.

It might be worth looking into.

Again do not take my info as accurate but here is a rundown as I saw it. Setup purchase of property, have your attorney be listed as title holder. Setup land trust, setup out of state LLC, transfer property into land trust with your out of state llc as the beneficiary.

I am dead tired from being on the road and my understanding is limited at best. Do your homework on this.

Will, it was a pleasure to meet you. As much as I am a HUGE advocate for all of the local meetings, without Bigger Pockets I would not even be aware of them. This made it especially cool to run into someone I knew from this forum and have a lot of respect for.

Jerry, to give you a run down on what I have done in my past two months of being active in RE.

Attended the SDCIA meeting in September, this is Bill Tan's investment club in San Diego it was an excellent meeting with a panel of four experts on short sales. The following week I attended the North County San Diego club and had another great experience. Later that same week I attended the Invest Club for Women's Orange County meeting and learned about their 60 day challenge. I signed up for it the next day and I'm on week four of the challenge right now.

In four weeks I have spoken to over 150 people regarding properties, put in 12 offers as of this morning with agents or homeowners. I have been living and breathing REI and loving it. Prior to this I had spent months online "researching" but not taking any action. Getting out to a meeting was the catalyst that really got me moving.

I seriously cannot get over how helpful, friendly and positive everyone is that I meet. It doesn't matter your level of experience so long as you are there and open to learn and network. I'll have to try to attend this meeting on the 28th that Will is speaking at. Hopefully we will see you there!

We really are fortunate out here in Socal. The wealth of resources to someone new to all this is very encouraging. There are several great courses and clubs all of whom support each other and fly in similar circles.

I'm fortunate, the clubs around Socal are just great. I've had almost all positive experiences and try to attend regularly now. I wish I could offer more insight on your area but to me even if you make one good contact its worth it.

I would focus on trying to pin point something in an emerging neighborhood. So even it semi war zone there are hopes for gentrification in the long run.

I'm looking at one tomorrow. Comps are all in the 440-490 range completed and this one is in the low 3's right now in need of no structural but a full rehab. Landscaping, windows, floorplan, kitchen, bathrooms etc. Its a 3/2 with 2x the sq ft of the comps with several extra rooms I'm guessing not counted as bedrooms due to the lack of a closet.

This is a house I want to own, I was getting pre approved and haven't yet completed the process yet. I want to make an offer, just wondering what my options are on a property that will close in days and currently without guaranteed funds. I'm looking for the best options to lock this in while I race to get funds. I can get approved for the purchase amount I have money to put down the place can be financed conventionally.

Interesting thought for you and others. This was brought up at a meeting yesterday I attended and I liked it.

List the top five people you surround yourself with and list whether they are inspirational, neutral or toxic. This could be an eye opener.
