@Jim Y. I use Tony and Transdip at L&D Kitchen on Puyallup ave in Tacoma. Good quality and prices on cabinets and granite. I met Tony by chance while fishing on the Puyallup river. Tony is one of the best fisherman on the river.

2 parcels in Pierce County with excellent opportunity.

521 Military Rd E Tacoma, WA 98445

0319214024 is a .98 acre parcel with two homes and can be subdivided to 3 lots allowing the investor to build a third home. The main dwelling is a 2006 manufactured home. It is in excellent condition with 2480 square feet. New flooring, light fixtures and paint inside and out. 4 bedrooms, 3 bathrooms, master suite with walk in closet, 5 piece bathroom and an office/retreat. Open concept kitchen and living room. Sun porch on the back with a wrap around porch and a patio. An attached garage was added in 2014 with 220 outlet for your Tesla or a welding machine. A great back yard with a volleyball court. The other home is a stick built, permitted ADU (accessory dwelling unit). The home has new electric, plumbing, insulation and roof. Everything in the home is new. 1,000 sq ft per pierce county code with a 120 sq ft enclosed porch/storage. 2 bedrooms, 2 bathrooms, walk in closet in the master, new cabinets and granite counter tops, stainless appliances, washer/dryer, new floors and some LED lighting. We added a covered patio/carport the full length of the house to the back entrance. If the parcel was subdivided this house has a solid upstairs that could be accessed with a new staircase returning it to the original 1,595 sq ft. Both homes are on public sewer and they share a well with a complete filter system installed in the pump house.
The ADU rents for $1240 a month and currently has a great renter on a month to month agreement. If someone wanted to live in the smaller home and rent the larger one it would rent for 1700 - 1800 a month. We are selling for $330,000

0319214023 is a 3.98 acre parcel of land. We removed a double wide manufactured home because it was destroyed by vandals and the value is in the land. The zoning in this area calls for 4 - 6 lots per acre when subdividing. Power is on the property. Sewer and water are available in the road. A 60 ft easement is already recorded on parcel 0319214024 which is directly in front of this property. The easement covers all your needs for developing the back parcel and is the current access with a gravel driveway for the 3.98 acres. We are selling for $225,000.

@Adrien Chabot I don't own anything in Hammond anymore but my folks own a couple of single family rentals. Their getting up in years so they may sell them within a few years.

@Stephen Lofthus 15 years ago the paper mills were throwing off quite a stench in Tacoma, hence the term aroma of Tacoma. However I lived in Hammond Indiana area from 79 to 85 and the refineries and the steel mills in the North Hammond, Whiting, Gary area didn't smell so good either. Tacoma's better these days although I'm not sure about Hammond.

@Lei Pan Your right about the lot being raw. Part of the 10k misc. was removing two end dumps of stumps and exporting 300 yards of dirt to level lot.
