Love this thread! I drive a 2005 Ford Expedition during the week! Paid in full. I have other cars but NO PAYMENTS :) 

Lead based paint is a pretty scary thing when you are takling about renting to families with young kids.  In the Cleveland area doctors check the lead in kids bloods every year, unlike other areas-ever 2 or 3 years because of the age of the housing stock. Most of the posts on here are pretty thorough. Just be sure to include disclosures in your lease agreements.

There's definitely a lot of useful advice on the forums here. Welcome to BP, from a fellow investor in Metro ATL.

I agree with the other responses @Account Closed . Our company uses it, but we manage over 50 units- and the features like online leasing, the integrated accounting, and web 2.0 layout make it worth it for us. You'll know when you absolutely need it.

Happy New Year everyone! I'd like to introduce myself. I've been an investor for over 5 years and I'm currently VP of Business Development at a mini-fund, iSource360. 

My role has evolved over the last few years with this investment firm.  I started as the Acquisitions Manager, and now I manage our Fix and Flip Division as well as being responsible for general business development. 

I've lived in Northeast Atlanta for a little over a year now, but I manage projects here, Central Texas, Birmingham, AL, and Northeast Ohio.

I am looking forward to building a network of like minded folks and I am excited for the opportunities and the potential the New Year brings.
