Here is a response that not many will like. Move the 90 year old woman to a new shiny apartment with all the bells and whistles. Keep her rent the same. Bless the woman because you can and because not everything is about money. You sound like your doing fine financially. She has a couple years left in her life. You would be a tremendous blessing to her, her family not to mention you would have the opportunity to take her old place through a gut renovation as well

fully rented as of today! Cash flowing $6,125 per month. Total investment slightly under 450k! Everything is new new new...... I won't have large capex for atleast a decade. All new HVAC ROOF GUTTERS WINDOWS KITCHENS APPLIANCES BATHROOMS TUBS TOILETS SIDEWALKS..... I just bit the bullet and forked out the money. It took me 24 days to fully rent it.
