Most of our properties in Houston need foundation rehab. I always suggest Trinity or Green Tree as investor-friendly choices.

David and Dawn, I absolutely agree with a lot of the points you've made. However, there are many clients out there who either can't or won't see the value that an agent provides and the proof is in the pudding if you look at the article I pasted in my initial post this morning. Brokerages are having to lower their fees to remain competitive because agents are being looked at more and more like the stockbrokers who've been replaced by daytrader websites. Do agents provide value? Sure we do but the market is driving down the commission percentages telling you that they don't think it's worth 6%. It will be up to us as the agent to say "Yeah I understand you can pull so much data on your own but here's what you're not thinking about..." and go into the points you've mentioned.

@Mahesh Sundaram, you may want to start off going to the local clubs' free events to get connected. You can learn about so many opportunities in real estate just by networking and making new friends.

@Bakari P., I would suggest you check out the Meetup.com site. All those organizations post their events and you can track them pretty easily with that app/website for free. If you start going to those events you can also get on their distribution lists and they'll email you about stuff coming up.

Andy, after personally trying one of the local major eviction services in Houston, my recommendation is to use an attorney with eviction experience instead. I'm happy to provide a reference if you need one.

@Paul Zofsak, You can try networking and find some investor-friendly contractors. They can usually guide you on where to find discounted materials and save you money on the labor part of the rehab as well.

Hi Candice, I definitely agree with Chris Bounds. I love BP and regularly suggest for friends to check out this website. However, networking locally at the real estate investing clubs and mixers will put you in touch with the local players and propel you to action. Good luck!
