Thanks for the response. My issue right now is less about good photographers and more about companies, like computershare, who issue BPOs allowing me to use a third party, like Velocity REO, to take the pictures. Do you know any companies that issue BPOs that don't mind having realtors use third parties?

Hi everybody. My name is Timothy Douglas and I'm looking to get started in the REO business. I'm going to start with broker price opinions for immediate cash flow and to eventually get REO listings! I'm getting some BPOs from computershare for the Austin area, but I'm in NC rn for a few months. I'll need somebody to take the pictures for me. Does anybody know of BPO companies that allow Realtors to hire third party photographers to take the pictures? I know Velocity REO takes pictures for realtors, but this seems to be taboo with most BPO companies.

Time in the Market is better than trying to time the market in my opinion. Buy a property that has some cash flow and make sure that you can hold onto it through a recession. If that happens, you'll be set. There are always good deals!

My best advice to you is to secure consistent cash flow and then put some of it away. After college, you can get into a decent house with a house hack method and that will be your first rental. Then, invest extra cash flow into your second rentals in a cheap town, like Abilene Tx, or something. After that, start stacking up the rentals. Also, you could get your license and sell properties on the side while you're in college. You'll meet some people pretty quick. Go to meetups and chat with random people on LinkedIn or BiggerPockets to network. The best advice though is to always have cash flow coming in and write down a clear goal with steps to get there. I'd start with a house hack, so...

what do you need to qualify for a loan?

Where will you house hack?

How much money do you need for the downpayment?

What's your goal home price?

How many units? (1-4)

How much do you want to cash flow?

How much money do you need in your savings to feel comfortable in case of emergencies?

Start there and you'll get your next steps I'm sure.

@Jordan Moorhead Right. My music relies on having the space to make it and renting doesn't cut it. Although a primary residence would be the most accommodating for music, @Timothy Douglas might be onto something with the soundproofing. Will need to factor that into budget!

@Jacob Pereira For a more productive conversation: I have $20k total. Say I'm pre-approved for a 5% downpayment, whether FHA or traditional, for a $300k property, that puts me at $15k already. Now, 3.5% of $250k would be just shy of $9k which is obviously a different story.

I experienced what you'd call a life event last year that made that "Why" a lot more urgent. To put it short, I need a space where I can comfortably be loud and not be concerned with disturbing neighbors, or even worse, my tenants! I don't think I can put music on pause for the hopes of doing it in the future, because that future is not guaranteed.

Would love to hear your takes on the above!

I guess my question is how do you get by in your apartment without disturbing other people? Also, there may be ways to outfit a specific room in your house that allows for you to be loud and not disturb others. HomeAdvisor told me it would be around 1,000-2,500 dollars to do it, but I don't know much else about it. It might be worth getting into a house hack and soundproofing a room. Why not build wealth in Real Estate and pursue your dream?
