Brynne, you say "without having been to all the cities..."  And here lies the key. You must go and meet the people on the ground.  I travel at least quarterly and sometimes every other month to my market.  I have also picked exactly 1 market to work in.  I can tell you more if you DM me.  Quick story:  I got a call from a broker in Chattanooga a number of years ago who had a deal for me. I bought it and it was a home run.  He told me this: "Tim, because you came to town and insisted on meeting me that one day at Starbucks and we hit it off, I decided to call you first".  I'm from Los Angeles and trust me, these states don't like CA!  I had to overcome that with my presence.  Hope this helps.

Some really good advice on this thread! I don't have much to add except that it appears you are not very interested in the active part of real estate investing. In that case a DST or Syndication might make sense. With net worth over $1m you are an Accredited Investor so that opens you to opportunities others don't see. Another avenue is partnering with an active investor.

Hey John, lack of financing or loan opportunities never stopped me. Have you looked into the DSCR loan program? I used this loan last year. It's for investment properties up to 8 units and works like a commercial loan where they don't look at your income. They look at the income from the property to approve the loan. Need to purchase in an LLC. I think what you need is some mentoring and skills in raising funds for your deals. DM me.

Nicole, a 10% cap rate on a multifamily means you'll be buying a war zone property. You don't want that. A 10% cash on cash return? That you can get for sure. Since you were one of the smart people who locked in a rate at 2.3% !!! wow. I would keep that for sure and tap into that equity with a HELOC. You'll need to buy out of state since no way in SD will you get the returns or cap you are looking for. I've been investing OOS since 2009. Got to be careful. I've seen many make mistakes. I can tell you more if interested.

My advice: don't buy in LA. Buy out of state. If you don't understand that system, find out how to learn it.  You will do way more for less out of state. Yeah, you'll need to travel and meet new friends - but hey, that's fun.

Hey Chris,  Wish I had some "opportunities" in Michigan but I'm not in that market.  I am across the pond however.  I can tell you about that but not Michigan.
