@Joel Heck Welcome Joel!  House hacking is a great way to start!  Are you working with a realtor?  When you decide to move forward make sure you are working with a realtor who understands the rental market.  This is key!  Many retail (traditional realtors) are clueless when it comes to understanding the numbers.  I would be happy to make a few recommendations.

@David Bringer  It sounds like things are rolling nicely for you.  Congratulations on all your success.   When looking for a property management company I would start by Googling "Property Management Grand Rapids."   By identifying the top 3 or 4 this will give you a good starting point.  You will notice that the management company mentioned above is nowhere to be found.  This is the same search tenants will do when looking for a house.  You want as much traffic to your properties as possible which ultimately will cause your property to rent quickly and for the highest possible amount.

Thanks for the compliments everyone.  I completed several of these properties this year in the area, and looking forward to more.  @Gary Fraser-Lee this is a 4 bedroom 2 full bathroom home.   @Valerie Hiscoe Thank you!!  The color is Silver Strand 7057 from Sherwin Williams.  We get good feed back on the color, and its still neutral enough.  @Jason D. I think there was a mental disability here.  It was sad all the way around.

For those of you following the market in Grand Rapids you likely know that the NW and SW side of town offers a tremendous upside and is likely appreciating at a rate higher than any other area (except perhaps Belknap lookout). With the GVSU expansion and the GR Forward initiative you should been keep your eyes on the neighborhoods west of 131.

Here is my latest project, and although we spent a tremendous about on the remodel, the numbers are still great, and we are hoping the appreciation will also be rewarding.

This property was purchased at auction without ever seeing the inside. The past owners had lived in the house for 30 plus years, and unfortunately had to be evicted. That process was heart wrenching. 

We haven't decided which direction to take on the house.  Either sale or rental.  We placed it on the market for rent yesterday at $1795.00 (as me missed the college season) and it sounds like it is already rented.  Next year it is pre-leased for $1900.00
