Thank you both! Your thoughts kind of echoed my suspicions so it's nice that I'm not totally off base. I'm thinking that an option to buy and checking with the neighbors might be in order. Otherwise I don't know what the lot would be used for unless you have kids that like to play in water but don't want to build.

Someone is interested in selling me a piece of land in a quickly growing area but I'm not sure how sellable it is. It's about 0.5 acres in an established neighborhood, but it has a creek running through the middle of it so it might be hard to build on even if a lot of clearing were to be done yet. For those of you who flip land- do you have any insights on why this may or may not be a good property to flip?

What characteristics do you look for in a new market? Low property taxes? Low crime? Low unemployment? Blue collar? Sunny and warm? Major city? Small town?

I've never had them manage one of my properties but I've lived in and near properties that they managed. I loved the unit that I actually lived in but I felt that the maintenance wasn't quite up to par. And neither were a few of the tenants (messy and disruptive). That said- I really liked the property itself that I lived in as well as the office staff. And where I am now the one building that I know they manage is definitely the eye sore of the neighborhood. That could easily be the owner's fault rather than EHFR but it is worth noting. Just a slightly different perspective for you to consider.

Thank you all for your input! You confirmed what I thought might be the case so I'm glad I thought of it now rather than later. I will start holding the money in a personal account and I am definitely going to be finding a real estate CPA. There's so much to learn but I'm enjoying the process!
