I hope so! Wasn't it also said that if bird dogging isnt legal in ur state that u can go around that with a partner agreement, If anyone out there would be generous to explain this again I would appreciate it, thanks!

Anyway, why are some people in the RE biz selfish like this. It hurts so much to take 5 minutes of their time and answer a question, not just pertaining to legal issues but other simple questions About REI.

Thanks Nationwide! I plan to do both but I really dont have spare funds at the moment to have attorney draw up contracts. I already have a non circumvent/payment agreement & assignment of contract but I dont have purchase contracts. I was thinking of asking investors if I can buy one of theres but if I have to get it from attorney it will be delayed for a minute until I can get the spare funds. I want to consult also that way when I cant assign for whatever reason(could be a great deal but owner wont approve assignment) I can still make money throwing it to another investor. I wish it wouldnt be so hard to make the 1st move! I know once I cross the first hurdle it wont be as hard after that but I really want and need this bad and its so hard when u dont have funds to back u up and dont know anyone in this feild.

Thanks for yall replies. I am basically just going to be finding unlisted properties, analyzing the complete cost of the property to find out if its a good deal and if so present all of this info to an investor. If investor is interested get them to sign a non circumvent/payment agreement and then release property owner contact info and property address. Just not sure if they can add consulting fee into closing cost or have to cut a seperate check. Basically just selling info about property to investor, not representing buyer or seller.

I am trying to make sure of the laws before I even take action. I have asked the attorneys that was willing to give a 1st free consultation if they were experienced with this and they said yes but when I explained to them what I would be doing with the bird dogging/consulting they said they they assume it was legal but not sure of it.then they say i can go in for an appointment to discuss it more. I think they are just trying to reel me in for a paid appointment to give facts. I just found a consulting office,secretary said it is legal because owner/ investor does not have a RE liscence not I never got to speak to owner yet, I am waiting for him to call me back. I think if he has a business office theyre was no way he could get a business liscence if it was not legal without showing proof of being liscenced in RE.

Why is it that no one wants to talk when it comes to REI?!?! There are too many properties in this world to be afraid of competition! There's enough pie for everyone to eat as they say. If they would realize that not only their helping that person out but they are also helping themselves because that could be a new prospective partner added to their list. I'm not asking for a course of info for free, just one quick question pertaining to one thing and and they act like they cant even do that. They'll reply "Well I teach REI if your interested!" Why are people like this? If they would learn to GIVE a LITTLE they could RECIEVE ALOT!! By the way this is not about the previous people that answered my questions on this site, this is speaking about my local area. No one is willing to talk, not even attorneys. Tha attorneys was willing to talk acted like they didnt even know my question(state related).For the REI gurus thats out there that does this please tell me why theres a need to be so selfish.

Thanks Jon. I will try getting a free consultation from an attorney and if that doesnt work I will try to do an assignment deal and when I get paid from that then I will hire an attorney to help with my concerns for bird dogs because I would like to do both.

Do u think a title company would know since they deal with real estate transactions every day. I really dont have the funds to pay an attorney right now. I am living paycheck to paycheck and dont have anything spare to give a lawyer just for information. Do u know any attorneys that give free consultations the 1st time. Thanks for yall opinions.

I am starting out wholesaling and hopefully bird dogging if legal. The good deals I cant assign for whatever reasons I can bird dog them. If all you are doing is selling information for that property and not the property itself to an investor isnt that considered legal, like a consulting fee. I still dont know if that would be legal when referring to RE. Hope to get answers very soon so I can proceed. I want to do this very badly but I need to make sure everything is straight before I jump in!
