I wish one of these guys who tell people that crap would say "hey Ty, I'll use my money to market and purchase your first property and give you 30% of the profits to start your business" Now that, would be truly someone that would have my support, and can honestly say, "you can start with no money." Ok, back to reality....that doesn't exist.

"Get started without using your money" is not completely true and can be misleading. If someone is starting this business and cant even afford marketing, it will be difficult as with any business, you must market your services. I wish people would stop saying you can start with "no" money. JMO.

I'm new to this as well. However, I agree with several others on this post, this deal sounds and looks like a bad one.  Ask the mentor why his he or she handing this 20k deal over to you. I'm sure you're a very nice person and people just want to give you things, but I'd still ask some more questions.

Can you do this part-time and be successful?  By this, I mean real estate investing, wholesaling or flipping.

I may be wrong, but that's why I'm a newbie. Is buying subject-to just for people who are is a desperate situation and need to vacate a property?  Some people I've spoken with about this process have given mixed reviews. Good negotiation skills are a must to convince someone to let you take over their payments.
