First I must say, this is a very good forum for a newbie and an experienced investor. There are many "Real estate Gurus" making another income stream by offering "free" seminars to anyone wanting to do this kind of business, and I've been to a few and know how it works and have the $2000 books to prove it.

This forum is really all someone needs to get started. Getting out and doing it is the only real way of learning this business. Now on to my original thought. I know what avenue I want to start in, and that's Wholesaling and Assignments.

I don't have the capital to go into flipping or holding properties yet, so it would be great to hear any advice from those of you who have done and are doing these types of transactions.

Where are the best places to get printed fill the blanks contracts etc. I've seen people use different types or worded differently. I know the most important factor in making these kinds of deals is having a functional buyers list. For a newbie the deals would have to be very good in order to build trust and gain a relationship, just because I'm a nice guy is not going to cut it. So any advice would be greatly appreciated.
