I just got started myself this year. I talked to a cpa before buying my first but didn’t really need to. Since I’m not opening a LLC or anything like that it just goes on an additional document along with my individual tax forms. I treat it like a business using separate bank and keeping receipts. But your state might be a little different.

the the “ and Or assignee” with the standard nc purchase agreement still a viable co tract for wholesaling? I just wish the thing was shorter.

Hi everyone. I'm thinking about starting to do some yellow letters in my area just to test the waters. I don’t want to spend a lot as a test. What’s the most condensed criteria to use on list source to get the most bang for your buck. I’ve heard 40 yrs old or older but being cheap should I only look for 60 or older? I’m sure there are leads in. The criteria but I want a super concentrated list. Thanks

Hey Andrew Bourgeois. I'm looking for what ever will cash flow. Turn key or not as long as it just needs a little touching up. Also looking for seller finance props that can be less money down

I'm a newbie but I was looking at multi family's around my area and wondering if there's anything special the banks can do if your purchasing a property that is already cash flowing with tenants? I don't have the 20% down for a 200-700,000 property. Just looking for that creative finance.

Well @Elizabeth Faircloth I just closed on my first deal last week and looking for my next now. I'd love to find a nice multi but that 20% down is a killer. Anyone got tips for getting that down?

Chris is right about the Thomasville economy. There's a lot a empty factory's but it's also a high rental town from what I see. It looks like everyone has a rental or rents from someone. I'd love to have a multi family around here at a steal. Oh also I live in Thomasville
