To clarify, are all of you saying you do not make quarterly payments and pay penalties on tax return, or are you saying you do not owe penalties?

I suspect "constructive receipt" may apply. If the PM had possession of the funds, then the IRS may consider it received. Steven Hamilton II or some of our other resident CPAs will clarify I'm sure.

Hi Delma Gordon, welcome to BP. You'll get good, honest advice here from people that have great experience and wisdom.

I would talk to a few real estate agents to get their thoughts about values and market rents. They would need to see the condition of the home to be able to make an accurate assessment. I agree with Michael R. about a change in management too.

Russell T., I would agree with Sanjiv Neal. If a tenant is trying to decide between your home and others in the area, how do your amenities compare to those?

Reminicent of the late 80s when the RTC took over assets and tried managing/selling off S&L REOs. Full of mismanagement, SOP for government controlled organizations.

I'm partial to real hardwood floors too. You'll have a Sec Dep to help offset any damage upon move out. If torn up beyond repair, you can always go carpet then.

Assuming you trust the tenants to have it done correctly, I would let them be responsible with the understanding they will be charged for returning the wall back to its original condition. I too would want to have the work done and deduct from SD.
