Hey Randall,

Unless its just something you want to do and pick up extremely cheap, I would pass. Typically, you can't resell quickly, so holding costs can potentially eat up any profit you would otherwise make. Why does the seller want to sell? You would need to really understand the market, more specifically the subdivision its in. You also need to make sure there is no impairment on site. Is the building pad restricted? Lots of potential issues.

For tax purposes, a single member LLC will be treated as a disregarded entity. In this case, you will include tax information in our individual return (assuming you as an individual are the sole member). If there are multiple members, then by default the LLC will be treated as a partnership, unless you elect to be treated as an S-Corp, or C-Corp. In this case, it would depend on how the operating agreement was written, or the preferred method of the managing member.

In either situation, as long as the LLC is registered and in good standing in your state, and has legal title to the real estate, then you will have the protection from liability normally provided by corporations.

Despite the fact that I work in Richardson, I did not go either. I looked at it but felt I would get a bigger benefit from BP's Summit.

I just looked up one of them and realized we didn't sign a rental agreement. We reserved and paid via CC, no lease.

I'll ask my wife about the other one tonight. I suppose it could have been the same arrangement, now that I think about it, but will let you know.

We've rented twice last year in Texas from VRBO. I can ask the Mrs. for a copy of the lease if you like.

Never guessed I would see this topic on BP!

We finally took the plunge several years ago with the sleep number bed, with the plush pillow top. We never really looked at the memory foam mattresses. What we liked so much is the ability for each of us to be able to adjust our side independantly of each other. It took a few days for us to find our magical number but once we did it was the best sleep we ever had. It eliminated achy shoulders, necks and hips for us.

My wife and I both still brag about our sleep number bed when the subject comes up!
