 @Michael J Scanlon, ask provider if they are licensed to give tax and legal advice. Ask them specific questions about real estate and other types of investments including investments in loans to private companies. Ask if you will be given one or two dedicated people to answer your questions when you call. Ask them what types of online technology resources they have at your disposal to walk you through answers to your questions.

Ask them how many times you can call in terms of your annual maintenance fee or will you be billed for calls over a certain number.

Ask to see the hierarchy of their support staff. Don t expect a senior staff member to service your account if they oversee hundreds of accounts.You need to be able to get service from someone on a timely basis.

Ask what kind of ongoing education they provide to keep you updated on IRS regulation changes. Do they have a blog or podcasts? Do they regularly keep in touch with case studies about fellow clients and do's and don't s ? Not every investor knows all the potential investments one can make with a Solo 401k. Lots of times seeing case studies will reveal a new investment not thought of previously.

Providers for the most part provide documents and help you to avoid IRS rule infractions and penalties.They don t make investment recommendations. Find a mentor for that.

Thousands of people own RE in their 401k and /or IRAs and take  RMDs as distributions in kind.  They seem to do quite well navigating with their tax advisors any obstacles. 

When you generate enough income from your retirement account you dont have to be concerned with taking a distribution in kind.

@Mike S. you do not have to sell RE in order to satisfy an RMD if you do not have cash in the account. You can take a distribution in kind of a % of the property.

@David L., good luck trying to rationalize your point in the face of a declared National Emergency. Attorneys, like sharks, will be glad to represent travelers,vacationers in a class action suit against hosts that did not refund reservations.

@Ken Latchers, you may win the battle but surely lose the war if you do not refund. KARMA has a way of finding people who in a National Emergency decide their interests take priority over travelers.Your policy is every competitors dream and leaves the STVR industry with a stain when this is over. So yes, it is other people 's business how you conduct yourself if it leaves a black eye on the Airbnb platform.

@Dev Paul, Yes you should be able to net 10% with a NNN lease in PCB area. A duplex for 400k can be built that would yield 40k net, excluding interest costs due to leverage. A lease would mean the property manager furnishes the property, pays all taxes , insurance and maintenance. Property owner is passive and just collects a check.

@Kase Knochenhauer, why an industrial lease? NNN leases can be made on any business property. Which industry has less risk and little relationship to the economy, vacation rentals in vacation destinations or manufacturing companies?

@Christa S Rickard, Sense Financial is not a bank. 

Any local bank can open up the account. Go to people like Dmitry ,IRA Financial Group, George Blower and his firm , or Justin Wyndham and his firm to get the plan set up. If you need tax advice realize that only a few people are licensed tax attys and may or may not work at the above mentioned firms.

@Kathryn Morea does she want to take on more risk by increasing leverage beyond 50-60%? At 50% leverage a 10% NNN lease on 750k equity increases the ROI from 10% to 13% on loans totaling 750k for 25 yrs at 5%. 13% x 750k invested = $97,500. Is that better than what she is getting in cash flow now?

@Kathryn Morea, consider NNN leasing new construction STVRs in an area where vacationing is big part of economy and thus STVRs won t be restricted. With NNN lease of 10% she should net 75k per year. She can purchase 4-5 New duplexes in one area at $400k each to satisfy 1031 parameters.Since she will be turning over management of properties via NNN lease distance is not an issue. By owning properties directly instead of a syndication she/you maintain control of lease terms and leasee.

Vacation areas like Henderson,Nevada, Austin, Phoenix Area, Nashville and Panama City Beach are good areas to explore. A qualified builder and manager/leasee can be found.
