@Jordan Moorhead, there are other ways to invest in RE besides syndications, where you give up control. Use a master lease after purchase of a property in your Solo 401k. Transfer other IRAs and old employer 401ks to the new Solo401k to provide added funds.

@Courtney Radmall, could you elaborate when you say profitable? How many beds/baths? What is your average daily rate?Are you marketing away from VRBO/Airbnb?

@Collin HaysAlready listened to it. No new marketing technology, nothing innovative. Watch out for new providers of STVRs who don t rely on Airbnb or VRBO.

@Collin Hays,just as you said the S&P went down so can your cash flow in RE. There is no guarantee that the market in your area will never be over saturated with rentals thus. Ringing down income. You have no idea if platforms like Airbnb won t raise fees. You can t guarantee appreciation either in RE. I have seen RE values be underwater for 10 year stretches.

There is always more risk in running a business which STRs are as compared to passive investments like LTRs or mutual funds or bonds. So it's unfair to say that a STR is a better investment especially over a 1 year period as you are comparing.

@Collin Hays,lets go back to your numbers on your mother s house.What do you mean taxes of $700, RE taxes on a $270k prop are only that much? Can t be. What about sales tax and any lodging tax, where is that accounted for? What about reserves for replacement of items as linens and towels, etc.?

@Jay Fradd, using the numbers you quoted, the net numbers don t equate to more than 8% of property value,true? That means any property manager that would lease the property from the owner triple net , furnish the property and pay the owner a lease rate/ year of 10% net would be golden? Especially for owners using retirement funds like Solo 401ks!

@Jon Hilfiger, what did you pay for your recent purchase, 3 bed/4 bath? At 65k gross what amount do you expect to net after RE taxes, insurance, maintenance and all other expenses including a PM?

@Alan Ford as long as you are speaking of absolutes and hard numbers, when you speak of numbers per month, what did you pay for property after rehab expenses? Does your net figure take into account RE taxes, maintenance, insurance and interest expense?

That s terrific that your PM does not rely on major platforms like Airbnb or VRBO. It shows he is a good marketer particularly if you can keep marketing expenses at less than 6% of gross sales.

@Collin Hays when you give out numbers  and say a property "does" so much, you are referring to gross correct?
