@Leora Merrell , why not check comparable 2 bedroom listings in Pigeon Forge? If bedrooms are spacious enough why not 2 queen beds in each?

@Nathan Goff , seek people s advice from those with experience in that business. In this case avoid people's advice who have not been successful at leasing from property owners for STR and STVRs. There are many people in the IRA and Solo 401k arena leasing properties from investors with great success. Look for podcasts or You Tube videos regardIng leasing for STVRs.

Realize that there is big difference between STR and STVRs in terms of future regulations.

@Sara Reeder,did you find Loftium or did they find you?

Was your lease with them triple net where they paid taxes, insurance and maintenance?

@Gerry Magrini, you can get 8-10%+ cap rates by leasing your property. I would not go into a profit sharing agreement with a PM company. If they are such good managers they should be able to give you a fixed % rate, with escalators, over the life of the lease. Make them have " skin in the game" by assuming business risk. STVRs are a business not like long term rentals.

@Gerry Magrini, get answers from investors who have leased their properties, not from people with no experience. Post your question in the retirement plans, Solo 401k forum. Those real estate investors typically lease their properties as IRS regulations make it advantageous to do so.

Thousands of real estate investors lease their properties while requiring insurance in place.

@Luka Milicevic, I am having trouble grasping the idea that a .15 acre parcel is the same amount of money as a 2 acre parcel. I can divide the 2acres of land into 6 different 1/3 acre lots. Each lot could contain a two family duplex. Land cost per unit is now 100k/ 12= $8,333 per unit.

I understand sewer and well are extra in country if not available in a town.

@Keith Shackleford, are you saying that multi family zoning does not allow for STVRs? 

How much more expensive is land 5 miles vs 20 miles from downtown? 

Are you a builder and/or developer? Is there someone you would recommend as a real estate agent or developer who knows about land in Nashville area. 

My niche is different than yours so there would be no competition unless you are serving groups of 10-16 people.

@Keith Shackleford, what makes the location you mentioned desired for STVRs or multifamily? Zoning? 

Can t you build in outskirts of Nashville? I have many acquaintances in WI that go to Nashville and stay 20-30 min from entertainment. I d love to stay in a house or side by side duplex, 5 beds/4 baths in each unit with 4-5 couples or family members.
