@Molly L., check into forming an S corp for property management. It will allow you to pay some money into SS, open a Solo 401k to shelter 50% of business income from taxes and allow your property management company to pay you dividends not subject to FICA taxes.

@Greg Dickerson, if you line up your potential buyers list before you sign an option to purchase, there is no anxiety about speed of purchase. There are plenty of people looking to invest in storage rentals, campgrounds and short term vacation rentals.These people include IRA and Solo 401k investors wanting to diversify outside the stock and bond market.

@Robert Fernandez, have you explored ways to reduce your W2 income thru 401k  and/or 401k contributions? Can you convert your W2 income to self employment income by working as a contractor /advisor for your current employer? That would allow you to reduce taxable income by up to $56,000 depending on your age.

@Ashlee Hutson how many different builders have you talked to? $200/ sq ft seems high for your area. Check out other STVRs in your area to see what they appraise for.

Do you have any experience on the construction business? If none find a friend who does to steer you toward building a modest priced STVR.
