Does this happen often? Better yet, if this happens too often I can see where the title company would be reluctant to do business. Does it cost anything to back out?

This has been the case for me personally. Not just from this website but other sites and programs I've purchased in the past. And I think the major hurdle from learning curve to action to results is a different experience for everyone. In my case, an ignorant real estate deal got me in trouble when I was younger. It complicates things but at some point I'll have to go for it and put the past aside. Websites like BP have brought me closer to that goal.

I appreciate everyone's comments and advice. It it a tremendous help!

Thanks, Jon. This is exactly what I was looking for. I'm leaning towards signing up for the lifetime membership. Like you, the how-to vids are appealing. In addition, knowing I have someone to call through my first deal is worth it.

Between his set up and BP, both are ongoing resources and the people involved are wonderful.

Has anyone signed up for Sean Terry's Flip2freedom academy? A BPer suggested I take a look and like what I see. It sounds like much of the same stuff I've read. I just want to make sure it's not a scam.

Also, I like the fact that the program has video, how-to modules. I learn very well that way.

So, anyone follow his course? Any success with it?

Thanks for the starter, tips David (everyone). I'm still undecided if I'm going to start in wholesaling. This is great info and will keep me busy for awhile.

Thanks for the replies. I'm working on my first "deal" now, but the catch is I need a place to live! I made a post in the REO section for guidance, advice. About to place a bid on a condo close to me.

I've read a lot on and off the past few years. I'm refreshing now and soaking up what I can. By chance, the agent helping me find a home happens to be the president of the closest investor's club. So, my first meeting will be later this month.

Jerry, this is exactly what I've been looking for. It's difficult for me to decide where to start. I may network at the meeting and try to find a mentor, work for free awhile if I have to, wholesaling or otherwise. And everything I read makes it sound like wholesaling IS easy, and everyone DOES start here. Thanks for the honest answer!!!

I've read or heard from several sources that wholesaling is the best option for newbs, especially new investors with little money. I'd like the opinion from active wholesalers. What do you think?

Is wholesaling the best way to enter real estate investing? Why or why not?

Received word tonight that I was approved for $100k. I doubt I'll need that much since I'm looking for cheap but nice to know it's there.

Next, on to finding a buyer's agent.
