my bookkeeping clients that invest in real estate (buy and holds, flippers, wholesaling) all use QBO.  If you have multiple properties you will want to go with the QBO Plus level that gives you access to classes.  If you are just starting out you can get away with one of the lower versions. @Valerie DeFreitas happy to speak with you about what my firm offers and if we are a good source.  As for training,  there are a lot of companies that is what they do.  I would start with basic bookkeeping and then drill down to real-estate.

you are getting great advice here.  I would take it a step further and say a savings account for your security deposits a seperate account for your property taxes.  find a bank that doesnt have minimums or bank fees.  Happy to make recommendations.  I see a lot of different banks with my bookkeeping clients

All of my bookkeeping clients use Quickbooks on line.  If they have multiple properties then they use the Plus level.  Which is going for $85 a month.  Your CPA or a bookkeeper like myself can get you a monthly discount.

Quickbooks is a great software.  Depending on how many properties you will depend on which level subscription you will need.  If you have multiple properties I recommend to my clients that they go with the Plus level.  Happy to discuss the pros and cons with the different levels if you would like, free of charge of course.  Offer is for anyone not just Heather.
