I just sent out my first wave of direct mail and got 2 responses. This is my first off market deal and I'm curious on my options on coming up with a contract if they agree to sell at my desired price. Is it possible to reach out to a few of my agent contacts and use their contracts? If I use a lawyer what should I tell him to include? What should I look for in a contract?

I'm a buy and hold investor and I am looking to buy my second deal, not my first headache! A duplex just came for sale yesterday and the numbers work great for a BRRRR deal. My concern is with the Railroad 75 yards down the street. The Railroad runs several times a week and sometimes at 3 a.m. I don't want to be constantly replacing tenants and turning units every year. Is this a valid concern? Would you buy it?

In the newest Real Estate podcast Joe Asamoah talks about turning the basement of homes into extra bedrooms. It got me thinking, what will an appraiser consider a bedroom in Ohio? What are the specific things that the room would need? Would I need to pull permits when constructing these bedrooms? What would I look for in a property if I wanted to do this? Thanks for your time!

I'm working on a Refinancing a duplex right now, and my loan officer asked what interest rate I wanted? After asking what he meant, he proceeded to tell me that the more I payed the lower my interest rate would be. However, this amount will not be taken off the loan amount (in other words a fee). Is this normal? Am I misunderstanding what he is saying?
