Great options! Thank you for all the replies! The top 3 that fit my systems well are Venmo, Zelle and giving the account info. With Zelle it says you can only send max of $500 if your bank doesn't yet support it. Has anyone found this to be an issue? I'm sure most big branches support it, right? What are the downsides for giving the tenant my routing and account numbers?

I am always looking for creative systems to improve my landlord experience. I currently use Cozy to collect rent for my duplex, but it charges my tenants 2.75% of rent if they use a card and don't link their bank account. Most tenants are fearful to link to their bank account and they certainly don't want to pay the 2.75% (I know I wouldn't). For this reason they try to pay with checks in the mail. I don't want to deal with the hassle of cashing checks or having to trust the tenant when they say the checks in the mail on the 4th. I still want to learn as much of buy and hold Real Estate as I can so property manager isn't on my radar right now. I live in Ohio and an hour away from my property. I'm curious what other landlords are currently using to collect rent?

The book Finding and Funding Great Deals by Anson Young, is really good at taking you step by step through the process. I strongly recommend reading it! Anson also did podcast #235 at the launch of the book if you want to check that out.

You could also ask the seller to carry the mortgage, especially if they own the properties out right. You never know what the sellers goals are until you ask. They may like the idea of a steady income without doing any work (after all that's what rentals are for). The seller will also save a TON in capital gains in taxes and if you default on your payments they get their property back. You can refinance later on as well.

In podcast #239 they talk about getting a unsecured line of credit to push the deal though. Might be worth a watch.
