You need an abstract so a title examiner can determine if the seller has title to convey without any title issues. Even if you are getting title insurance, the title company needs someone to examine the abstract. It depends on your abstract company on how fast they can update an existing abstract or make one from scratch (more expensive.) I just closed a deal in Rogers County, Oklahoma in 11 days from the time the contract was signed.

You may want to look at 21 OS 446 which makes it a felony to "conceal, harbor, or shelter from detection any alien in any place within the State of Oklahoma". I don't practice criminal law so I can't provide any advice on this law or how it may be interpreted.

@Joe Villeneuve Do you have any problems with the refi out? I had a banker tell me they wouldn't lend more than 80% of what I have in the property.
