I buy triplexes and fourplexes because of the cash flow and the ability to get concentional 30 year fixed rate mortgages. You typically can't separate the water and sewer bill on these properties for the different units.

I have a number of multi family properties where the utilities are shared among the tenants. I was wondering if anyone knows a company that will receive the bills, email the tenants what their portion is, pay the bill for me and collect the payment from the tenants, complete with sending reminders, charging late fees, etc.
