i do brrrr strategy in Poconos PA. I did 8 deals past few years. Now i got house I bought and converting into duplex. Arv 450-500k. My monthly rental income will be $ 5000 .

Thanks Eric. This property is 10.23acres. Not an income producing acreage. Some is wooded, some might be agricultural - not sure- it has a barn and it used to be a farm very long time ago. It is single family.

@Richard Loniewski i am looking at few properties. I mean I want to buy at least 2 . 1 is buy , renovate and hold, one is buy, renovate  and sell. 

so far all houses were distressed ,foreclosures,  where I was adding value after repairs.these are the same. I put all brand new: real hardwood floors wide plank, new kitchen cabinets shaker style white, new bathrooms with frameless showers and new bathtubs ( sometimes free standing if there is space).

i am expecting to get good refi for this house. I finished basement also for purpuse of having more space, i rent this house short term rentals. If makes sensr iw ill add bedrooms which is just door few 2x4 and lock. But it all adds up.
