Hey Dan,
I've had one of my clients run into this issue after furnishing it and putting in all the work to get the property up and running. Unfortunately there isn't any way around it other than to upgrade the septic. The HOA is pretty strict with the septic not being up to standards for a 4 bedroom
Definitely something to beware of moving forward

I suggest finding a good realtor that knows the area really well that can help guide you through the HOAs and townships that are more lenient toward STRs

Are you outsourcing the design and set up portion of your airbnb?
Are you doing major remodeling for some of the older homes that you are purchasing to modernize and bring them back to life?

Hey All -
I am starting the buying process to look into getting my first short term rental property soon and have a few questions that hopefully some of you experienced vets can touch on.
1) What are some extra expenses that I may not be considering going into getting my first STR? Obviously the closing costs, furnishing costs, and utilities all come to mind when first thinking about it but I was curious if anybody has ran into any other issues or unexpected expenses out of the gate.
2) I am curious to know what you guys did for furnishing your rental units? Is this something you outsource or mainly handle yourself?
3) Looking for recommendations for mattresses that you get. I have gotten the memory foam ones in the past but feel they aren't the top quality that is needed for good reviews. (Not sure if this matters as much as I'm making it out to be)
4) Any recommendations for making the space unique? I know the typical game room and cozy fire pit is and will always be a hit, but I want something even more exciting than that.

The pictures that you got for this place are incredible. Way to capture the amenities and the space that you have to offer. I am also a fan of how you kept the design consistent throughout the entire house.
The backyard is awesome as well. Definitely going to be the main hangout spot there!

Hey all -
Wondering if anyone can give me some insight on some of the more profitable short term rental markets on the east coast. I am from PA and am very familiar with the Poconos area and all that is going on there right now. I am somewhat interested in hearing other markets in the other east coast states that are highly profitable and offer value as a short term rental.
