LOL this is great. 

Generally we keep all of the nonperishable items like you had mentioned (Mustard, Ketchup, Dressings) and throw away ALL of the rest. We have received a handful of complaints before from guests that say the unit is 'dirty' because some food was left behind from the previous renter. Always better to just get rid of it or give it to the less fortunate if you are in an area where that is possible.

More people are using and warming up to to Airbnb and VRBO than ever before, so the market cap overall continues to grow, especially as more Americans than ever are working remotely. So, basically it's a growing market anywhere people like to vacation. However, the migration trend nationally is to the South, places like Florida, North Carolina and Texas. Places where there is a lot on offer climate-wise, career-wise, and easy to move around. Personally, I focus on Western NC mountains, near Asheville and Boone. Boone (the high country of NC) offers some of the only skiing within 3 hours of 4 major southern cities.. so as people have moved from up north and bring their skis with them, the accessibility of it has provided for outrageous STR and appreciation opportunity.


 Thanks for this Levi this totally helps. I am definitely interested in the North Carolina market as the management company I am partnered with is expanding down that way to Crumpler, NC. What other areas are you familiar with there? I visited Boone and was impressed by the area. Really warming town with nice people.

Hey everyone - 

I was curious where everyone was looking right now for short term rentals. What markets do you seem to be focusing on right now and why? I am from Philadelphia and I hear a constant chatter of the Poconos and other vacation markets on the east coast but was curious where others were focusing right now.

I know of a bunch of different people who own multiple STRs and are also realtors. It is a nice combination but not a necessity. Congrats on securing your first vacation rental!!

Hey all - 

I was looking to gain a little more knowledge and understand where the market stands in Philadelphia and just in general. I am seeing trends that everything is starting to plateau and/or drop. Is this what everyone else is seeing? Where do you see average home price being in the next 6 months? Should I avoid buying in that market?
