Great info Scott, thanks. Can you go into more detail on how you structure the joint venture and funding deals? Do you do hybrid type deals where you get a commission as well as some type of equity participation?

I use Wordpress with Yoast SEO plugin on several sites I have. Not just real estate but tourism sites too. Very good Google ranking if you do it correctly. Also I get a stream of leads. Wordpress has a learning curve, though. Or you can hire somebody to do a small site.

Pat, You said a private lender, but maybe you mean a different relationship. There are lots of different ways to structure the relationship so that the money guy gets a good return, and you do too. If it is a loan, then he will want a first mortgage on the property. But you can also do an equity deal or a combination of both. @patreilly

John, It depends on where you are looking in the Space Coast and Treasure Coast. In general, Space Coast properties are more affordable in my experience. As for investments, you can find good deals in both areas if you find off-market properties or act quickly to new MLS listings.

Hey Drake, I am an investor/realtor in the Melbourne area. I like your plan. Remember, foreclosures have become less frequent and prices are going up. Look for a wholesaler or property sourcer. Let me know if you have any specific questions.

Welcome NIck, I recently joined BP too. I am from Melbourne. Florida, that is.

I am an investor/real estate agent. It sounds like you need a truly passive investment. Maybe a NNN commercial lease type deal or a residential investment with a good property manager. The Space Coast/Brevard County in Central Florida is interesting because of the businesses expanding and moving into the area. Let me know if you have any questions.

Greetings to Everyone,

I am fairly new to Florida's Space Coast. I have a lot of real estate experience, as an investor and realtor. 

My speciality is finding investment and development opportunities that are not on the market and that have not been shopped around. Smaller flip type deals to larger residential and commercial development opportunities.  

I am hoping to:

1. Network with investors and hard money lenders/equity partners on smaller deals

2. Meet developers and investors for residential and commercial development opportunities on larger deals.

3. As a realtor, market and sell commercial and residential properties.

I want to emphasize that I find deals and opportunities that are not on the market.

I identify possibilities and look for the best people to take advantage of the deal.

Hi Vic,

I passed my exam last week using the Rowlett online course. 

I understand the pass rate is very low, around 45%, so I would recommend studying pretty hard for the exam.

I am in the Melbourne area too, with Coldwell Banker. Let me know if you want to meet for a coffee.
