The only information that I came across on Big Bear was this podcast on Avery Carl’s show that sounded like a big red flag with Vail Resorts moving in.

I appreciate the replies everyone. I found this Short Term Shop short on Youtube that also gave a reason to have less showing so that will be the way we go.

@Joseph Beilke I plan to offer a fire pit with wood.  I have it 100 ft away from the property and trees.  I will have a 6ft rock perimeter around it.  3ft tall and a 3ft opening.  I read in a different post to have a water bucket adjacent for guests and to have the cleaner also throw water on it during the turnover.  Any other safety recommendations?

What do you guys consider good photos? We have a real estate photographer coming on Saturday and he wanted counters to be clear. I would think there are at least some amenities that we should include to avoid getting a bunch of questions. The STR we are renting is geared toward our lifestyle with 3 kids near the beach. For example, we made a beach gear closet with beach towels, sand toys, and boogie boards. I would think a shot of the closet open showing our toy bins and things would be a good add. I'm a newbie so I'm open to suggestions. I could see the other side of this where if it is not detailed enough we could get a bunch of questions on what is actually in the closet. I believe I heard on one of Avery's podcasts that showing a select few photos is ideal like 12-20.

H@Jesse Crawford, thanks for sharing.  What OPM do you use?  I was planning on Hospitable with Turno and curious if you have feedback on how well that works.  Is there something similar for a handyman?

Should I be planning to provide my phone number as a contact for my self managed short term rental?  I've seen a lot of LTR posts where it is recommended using a Google number which is not a problem but it is still a direct line to me.  I was hoping I could just manage the communication through Airbnb and VRBO.
