Looks good, just one question though. Is there an assumption of the wholesale fee built into it, $5000, $10000, or something since there isn't anywhere to enter that value?

Great post. Interesting in that this is the path I took mostly by accident. I started retail arbitrage as a way to make some side money and have made some decent money over the last 2 years. Decided to use the money from that venture to provide funding for getting into REI. I am quite aware of a large learning curve as I have no prior experience with Real Estate short of buying our house.
Always appreciate the insight and advice of the people that have been in the industry regardless of whether it is what the beginning "Investor", (and yes that is a very loose use of the term even from what I have seen of newbs", wants to hear.

Not to speak for @Chris Piper, but I think he is suggesting if you are starting out and not sure where to start and have a limited budget, start there.
