I am not in any rush to purchase since I am not really sure what to make of the COVID-19 pandemic and how it will affect the housing market, but I hope to purchase something by the end of 2020 or early 2021. In the meantime, I will soak up all the knowledge I can from this awesome community.

 Cleveland is a great place to invest! Prices are low and now that interest rates are dropping, it is a great time to jump in. Make sure you research the area before you buy though.

Investing OOS is great now. Prices have dropped a bit and interest rates are down. I would stick to the Midwest where prices are so slow that each property hits the 1% rule each time.

 Both are great. I think Columbus may have a few too many investors for my liking. Cleveland is still pretty untapped. You don't have as much competition when making offers.
