@Raj G. To go along with @Eric Herbert, as a new agent Lead Generation is the most important thing you can learn. Even if you learn it in an atmosphere that is not necessarily real estate related it will be beneficial.
Also, take advantage of any courses you can that will teach you systems to make your business consistent and efficient.

@Anton Watt I agree with what @Jim Shepard has said here. You really need to make sure she knows that you are looking out for her best interests and that you don't want her to bite off more than she can chew right now. The last thing you want is for her to turn to other agents who may not be looking out for her interests and just looking at the dollar signs.
How long did it take for the first deal to close from when you started looking? Maybe she is thinking a closing 3 months or so down the road for when the first one is wrapping up?

This may qualify as a 1031 Exchange but you would really have to consult a tax attorney and/or accountant. The money you would save by having them properly complete that exchange would more than offset the cost.

Ben,
To go along with some of the other things that have been said, a written offer is not binding until it has been signed by both parties and communicated back to the offering party. So technically, you would have the right of rescission until you were notified of acceptance.
Glad to see you guys have enlisted the services of a lawyer though.

Greetings Bigger Pocketers!
My name is Tom ONeil and I am a long time member, first time poster on BP. I just upgraded to my Pro account to take my Real Estate Investing career to the next level.
Late last year I decided to leave the corporate world and pursue Real Estate and Investing full time. I currently own a handful of rental properties in the Southwest Charlotte area (North and South Carolina) and am looking to grow this portfolio and help others do the same for theirs. I recently got both my North and South Carolina Real Estate Licenses and am pretty excited about what 2017 has to hold!
I tend to focus my investments on monthly cash flow and allow any appreciation to be icing on the cake.
I am very intrigued by the BRRRR strategy and would love to actuallyput it into action one of these days.
Anyway, glad to be here and if I can be of any help to those of you in and around Charlotte, or to those who are curious about the area, give me a shout.
