Post: Hawaii contractor question

Looking for any info from Hawaii investors or contractors.  Got a dryer vent in a condo where the dryer vents inside to a small catchment/reservoir. 

Is this legal or typical in Hawaii? Since it's in place already would it be grandfathered in if no changes are made to this? How does IRC approach this?

Any insight is welcome, thank you.

@Mark Ferguson That's good info and exactly what I was looking for. I had not heard about that. Maybe I'll go check it out. I was cruising around 71st today and all the new homes in that area. Journey is really getting after it with that new development. About the only hickup I think for the area will be if Prop 112 gets pushed through. That could be bad news for the area. Guess we'll find out.

Greeley seems to have quite a bit going for it. New businesses moving in, UNC expansion and such. Recently I was reading about the city doing something with parks/open space over the the 34 bypass. What specifics are you guys seeing that makes Greeley more attractive? It seems the city is trying to change it's image. What do you guys think?

This is starting to pop up in different areas. Fort Collins made some changes to this as well, I don't have all the details, but I believe it is now required to have a short term rental license and then you have to collect lodging taxes. Most recently Hawaii county passed a similar law, but they already had really high taxes for rentals. In my opinion, it's a money grab, and governments love revenue, so I believe it will continue and eventually be the norm in most places if they are popular.

Hey Mike, few days late here. Premiums depend on how much business the company does in state. I just went through another round of policy juggling in CO. I found that American Family and Travelers were very competitive rate wise here. Nationally they have good ratings, reputation and offering wise from what I found. Allstate is a different story for me, I'll never use them again. They told me that I had to insure my personal vehicle with them otherwise they wouldn't insure my primary residence. I was told it was because of my rentals. I had all my properties with them, their auto rates were crap. Plus they tried this strong arm BS during a purchase of property I was in the middle of. I moved everything to American Family. So buyer beware.

Yeah, these things happen man. It could be something very simple, check into it like everyone said. Go from there and come back with follow ups. Financially prepare in the mean time, maybe dust up your ads. In my experience you can't evict someone for committing a crime, unless it happened on/in your property. Check your local laws.

Ryan, a little tip someone taught me about finding contractors. When you have a contractor from one trade that is working out for you, ask who they would use for whatever work you need done in another trade.

What are they going to do about the traffic on the major highways. If there is one thing that will blow the Amazon HQ2 opportunity, I think that would be it. Good topic.

Gotcha. Both sound like they can be good, but no one has a crystal ball. They could be wildly different for you, depends on what you want to do. Managing employees/workers and managing tenants are two different things. Something else that comes to mind is health insurance. Main part of the reason I'm still with my W2 job, and also the 401k as a backup in case my real estate goes bust.

Seems like you have a great opportunity either way. I have never operated a franchise, I did look into it. The thing that kept stick out to me was the face that you will keep answering to someone. That was reaffirmed by the gentleman that  I just purchased my primary residence from. He told me its a job that keeps him busy all the time. He owns a Little Ceasar's. Said it felt like being a middleman, however it is good money. He did tell me that he wishes he would have went into real estate investing after I mentioned I had several rentals. My take away was if can be different for everyone and depends on the person. Also I would say it depends on the franchise. Is it small and regional, or huge and national. 

I have a W2 job and manage my own rentals. I like managing my own rentals better, but it can be slow endeavor. I started with about 30k into a vacation rental, its been close to 10 years, but I'm making it. I do have the luxury of age, I started age 30. If you are a lot older, it might be best to take the opportunity that can propel you to retirement quicker. Good luck!
