I'm in a similar boat. Haven't been active on the forums in a few years but have been steadily investing. We're also trying to setup a STR and I'm looking for local meetups. I primarily invest on the south side. Happy to connect.

Hi Diego. Congratulations on your first investment purchase. Even with the 5 year residency requirement, taking advantage of the down payment program is a good step. I've renovated several properties on the south side of Chicago over the years. I've had the best luck finding quality and cost effective contractors using sites like Anjie and Thumbtack. Especially if you only interview people with a large number highly satisfied customers. I have had less success with referrals or people who are new on those sites. 

My tips for finding great tenants, I have a realtor I work with who is great with prescreening. I can share her information if you're interested.


Unless you know the people you're renting to, and even then I would still be very particular about who you rent to. You may know, IL is very renter friendly and you don't want to be stuck with a problem as it can be a process to remove someone. This is even more of a headache if you're also neighbors. So screen, screen, screen. Don't feel bad about being very choosy. 😁

Yes. Make sure you understand the ins and outs of the encumberances on title. They are certainly discounted deals (by a mile) - but with those discounts come additional down-the-road hurdles. Definitely have an attorney involved who has experience dealing with the land bank.

Hey All,

Has anyone purchased real estate through the Cook County land bank? Can you share the experience? Would you recommend it for an individual investor?

@Zana Blue , I just pulled up Rent Track from a random search. Did you ever start using them? What are the fees? I can't seem to find them - unless I'm just overlooking something.

What's your experience so far if you started using them?

I'm purchasing a non-family member's house who is about to lose it due to nonpayment of property taxes.  He will then rent the house from us. I've agreed not to sell it for at least 2 years to give them a chance to buy it back from me. Has anyone had experience with this type of deal?

While it will help the homeowner, I'm interested in it purely for the rent (with a tenant who wants his house back) and potential profit.

Would you do it again?
