Hi Nick- I am an out of state investor from Worcester MA because the deals in Worcester dont work the last 2 years. It can work as long as you know your other market and have a good PM. Listen to Lee’s podcast on BP about investing out of state its a good one and she provides good perspective on both. I believe she invests in cash flow properties in KC and appreciation properties in LA. There are a number of other episodes on investing out of state just scroll through the episode list and you will see them. Also most any other state has better landlord laws than MA.

@Alexander Rosario Hi Alex- there are some C neighborhoods in Springfield but its mostly D neighborhoods and properties. High crime, no job growth, worst public schools in MA, below state median income, etc. And no effort by the city or state to turn it around. Dont be fooled by the casino- casinos mever help with jobs or crime. Theres a reason Worcester got the ballpark and Springfield got the casino and the rest of the state and private investment is in the Boston area.

RE has been used as an inflation hedge for decades. Higher end US RE has also been used as place for foreigners from countries with unstable currencies to park money for decades. These are not new trends, yes they have been accelerating in 2020 due to expansion of the Fed balance sheet and strength of the dollar against other currencies, but I dont believe they will end anytime soon. If the deal works do the deal RE is a long term game.

@Jose Betancourt Danny Diroberto, Diroberto Real Estate/Property Management. Hes born and raised in Worc and knows the market really well.
If you are considering doing a flip/rehab check out the lead laws for Worc and MA which are stricter than CT. Also Worc multis tend to still have knob and tube electrical, horse hair walls and lead plumbing. Ask about those things before buying to figure into your analysis. The city has grants for rehabing 3 families but require you to rent to low income/ below market rates. Last time I looked into utilizing the program it didnt make sense from a numbers POV.

Its 6+months to evict a tenant in MA (prior to Covid) and can cost a years worth of income. Even when you pay the tenant to leave - they still dont leave because they know they dont have to until the sheriff comes.
