How old is the system? No matter what, you are a landlord now. Would you want to live in the Texas heat with no AC? Time is of the essence.

You won't change tenants, so you might change the blinds. I like the "project source" blinds at Lowes. They are pretty tough, look good, and are much more substantial and thicker than the thin plastic blinds.

I think this is common now almost everywhere. Market is at work on both sides of this issue. Market squeezing the numbers on properties in general for all buyers, not just investors. Market conditions for contractors has improved greatly as well, so they can squeeze more money out of the owner for the work being done . End result for the investor is being in the "rock and a hard place" situation. It leaves little meat left on the bone for investors. Or at least that can be the situation. Pointing out the obvious here I guess. I think you have to explore the potential loop holes and get creative.

I have used "open house" set ups to good success. I am too busy to do it any other way. If they need a place and are interested, they will show up. If not, too bad. I get people to show up and if they are interested fill out an initial application. Tell them about all the checks that have to be done. Later I review the apps and decide who is the best candidate. Then I contact them and see if they are still interested. If they are that's when I direct them to the service I use for credit, criminal, eviction checks. They pay the service directly. I get the results. Move forward or not. I will never do the one on one showing again. Open houses also creates a competition atmosphere. Book it or loose it.

Noelle B. Yes, they news was saying the people in the house were victimized as they put down $3K to get into the apartment. I always am amazed at the thought of if the thieves put the same amount of thought and energy into something good it could change the world. I think the problem is that people don't often change.

I just learned something new. Intruders Warrant in state of Georgia At least in the state of Georgia, if someone is in your property without having a signed lease with you, the actual owner of the property, you can use this rather than the slower eviction process. File the warrant with te sheriff and show you are the owner. They will go to the property and require the squatters to show evidence as to why they are there. If they can't present a signed lease with you, there out. Viola! I just saw this for a victim of a scam. Someone rented out a house to someone in Atlanta that did not own the house. The new "tenets" were living in the house when the owner found the new family living there. I feel sorry for the family that was scammed, and I am not sure how the scammer obtained access to the house. I guess they broke in and changed locks. I am not sure. Sad how many ner do wells are out there. Wanted to share this. I thought it was a cool tool for the property owner.
