hello BP community,

So I got pre-approved bank loan now I'm looking to buy a multi family rental in Fresno, CA i've been looking for multi family, duplex, triplex quad plex. But my question is I've been running the numbers I'm not sure if I'm running them right on the calculators. But is there a sheet somewhere on bigger pockets that would help me calculate the repair cost? I have a realtor and I went and checked out a few properties but I'm not sure what to look for besides obvious repairs? I'm not sure how to evaluate the areas on aefficient rating scale  surrounding these houses? I would appreciate any help.

Hey BP community, 

just to give you a run down I'm looking to buy this property. the owner is currently putting a new roof on the 4plex. right now the rent is $600 for 2/1. The average rent in the area is $722 for 2/1. Now I need help Analyzing it just to make sure the number are good and I'm using the rental calculator right way  before i pull the trigger on trying to buy it. Any help is much appreciation

thank you @Brie Schmidt , @Kevin Fox    that is a big help because I been looking to buy a quad plex but I could not figure out if my numbers were right. And they already had Tenants in place and no  vacancies.

hello BP Community, My question is if I'm buying a house in area I am not familiar with. how would I go about finding out what the vacancy rate is or is there a site that you could go on that has that information? Thank you Tony

Hello BP, 

my name is Tony.  I live in one of the most expensive markets which is Bay Area, Ca.  I am a kinda newbie to real estate investing. The reason why say I'm Kinda is because I bought my first house at the age of 25 not to invest but to buy home. Since  i've been listening to the BiggerPockets podcast and reading the forms I actually learned that I had made the right  decision and a good deal with my first house. Right  now I'm in the process of house Hacking. 

What I want to learn is wholesaling real estate and buy and hold for passive income. 

I'm would just like to say thank you all because reading what people post give  me knowledge and ideals.  I can't wait to implement the stuff I learned.

hi Nicole I would go to the  tax assessors office and ask them "about why your taxes are HIgh on one property and not on another" or ask them question about taxes. I had the same problem I went there asked a ton of questions  and they said they will take a look at it. they took a few weeks to get back to me but they ended up lowering my taxes. Hope this helps
