This really is a nice crash course on septics. My only knowledge is pumping in Wash is usually around $800 but complete replacement runs to $25,000 and bulding a septic system on the house plot is really bad joojoo.

Jeff,

Go easy on any kind of service that claims to be a credit repair or assisting service. Nothing works better than keeping your credit cards fluctuating from 5% - 30% of max credit line and paying a mortgage on time, every time.

Joe hit the nail on the head.

Most agents just want a quick sell. When you become an "investor", complications are inserted. Feel her out and see if she can handle the volume of response you want from her. Often times the searches for the perfect plex can eat whole days. Another way to find a plex and to give you "multiple" streams of information is to check with the wholesalers right here at BP. As Jon put it, commercial properties are often off market as those agents rarely put their listings open to the public.

Hello Jon,

SOW for an investor is similar to a request for bid or request for estimate. Not quite a purchase order. The best way is a basic letter format with bullet sentences to separate each item you wish to include in the GC bid. It could be numbered as word processors and even this editor can accomplish for you. Some items to check:

  • Look over the inspector notes. You will find something that is not in his suggested repair list but still hidden in print.
  • Try to find the items the inspector mentioned. I know, you were with the inspector. You will be surprised if you try without the guidance.
  • Your Sow could be as simple an appearance as my response here.

Lots of solutions abound.Subject-to: deal, reverse mortgage, offer to buy on seller financing, or make a standard offer to purchase if you have the down payment. Of course if the house is worth 200k and she will accept 125K, then the equity should stand on its merits.

Reverse mortgage doesn't leave any option for yourself but it can be a last suggestion if nothing else works.

I am a little out of date. Back when I was working with adjusters, a typical investigation was $380.00. I expect it might run to $700 these days. Its all based on the number of hours needed to get in touch with the interviewee plus 2 hours for the interview. A 3rd party report does go a long way in a court room.

Good question Danny... getting your license is a blessing in that you can maximize your income... and a curse in that you must disclose so much. As an investor/agent, you MUST be honest and hold no information to yourself. This reduces profit from the deal but allows you to make up for it in commissions on the deal. ... Wierd huh?

As far as needing investors in your area, look around. Do you see abandoned buildings anywhere? If in one place, investors are needed. Your job as an investor is to improve the area and make America better in all its corners.
