I am looking for an honest contractor in the Jacksonville, Palm coast  area. Only  you would "trust" them with your projects and are ok with  them using you as a reference.  Thanks

Just looking to see if anyone has a spreadsheet for conventional fix and flips. most of the forms in BP's tool box don't really allow for me to use conventional loans while funding the renovation myself. I think I have looked through everything that is in the toolbox.

These other duplex are they off market deals? Not really finding many of these in the Dallas area.

So as a parent when I look for a place to live one of the first things on the list is the assigned schools. For me if the school is not a 5 or more on the rating scale then we are not going to move the that school zone, unless I am able to send my kid to a different school zone. As an investor I have just come across a very nice SFR ,but where the elementary school rates at 1 and the high school a 4. As a parent I would not even consider this place, but as an investor I am. What are your thoughts on this?

so my reno expense was set at 15k. Two years ago I purchased a home in FL that I completely remodeled. I would not do all the work , but would do some of it. Yes definitely granite counters. 

I was always taught, that a penny not spent is a penny saved. I would be saving myself 1200/month, with the option of renting out 2 of the rooms on my side for even more revenue. I wanted to apply the 50% rule and still maintain a 600/month savings. that was my thought and approach to the potential deal.
