Without getting too detailed; there would be a lot of due diligence done to make sure the tenant buyer is looking to buy (all normal screening process of a renter with also a 3-5% down payment (in contract option consideration) which no renter mentality is ever going to do) they need some help with being lendable from a bank.


Benefit to seller is they can at worst have a great renter (due to them putting so much down making them serious about buying) and at best they can sell their property where the tenant buyer pays all closing costs, no realtor fees, no seller help, get full asking price.

Does anyone in the community do this as an agent? Seems like a good alternative if the seller doesn’t have much equity or wants full asking price.

The operation in a nut shell is that you:
1. Market the property with the Sellers permission as Rent-To-Own 

2. Find Tenant Buyer (who the Seller approves of)

3. Assign the contract you fill out with Seller to the Tenant Buyer

4. Collect your Option Fee Down Payment.
