How can I get a loan for construction without tax returns, bank statements etc etc. I own the land outright that can be used for the down payment. And the total value after construction will be close to double what the loan amount would be.

LOT= $45k
HOME BUILD= $150k
If I decided to sell once the home was completed what would be an average profit to make on something like this. This is just a generic situation I put together but I’m unsure of how much I should be aiming for on the backend. 10% ? 25% ?

Quote from @Matthew Rolf:
Hi @Tony Nuttall I got a price for a 1500/sq foot home and it was priced at 125ppsf. That was with mid level finishes.
I have heard people in Houston say you can find as low as 100ppsf but I haven't found it.
Would you mind sharing the info for who quoted you that price please? I got a quote for $225 per sq and another for $180 per sq

Does anyone here have experience with this? I have a piece of property I want to build on. It’s worth $50k ish. Could I borrow$200-$250k against the land to build as long as it would generate the acceptable ratio once the build was complete?

Good evening everyone. I just bought a lot in Baytown, Texas. I have a general idea of how I want the house to look. I need someone who can sift through the codes and what is or isn’t allowed in the neighborhood I’m wanting to build in. Any help would be appreciated

In todays market what’s the average cost per square to build in the Houston area. I know that’s kind of a vague question but I’m looking to build 1100sqft house. 2 bed 2 bath. Not too complex of a design. I will do the finishing myself but I’m asking for foundation, plumbing, electrical, framing and drywall. Attached is a picture of the plan for reference

Does anybody on here have experience renting something this small out? It would be a 15 X 17 and it would have everything in it (kitchen, bed, shower, toilet, etc) The area I live in brings a ton of seasonal workers for petrochemical maintenance work at the big refineries up and down the ship channel. When this happens the hotel rates usually double and short term housing (30-90 days) becomes hard to find. I originally wanted to build a duplex on the lot I just purchased but the city won’t allow it so I’m stuck building a sfd but they will allow for an adu as long as it doesn’t exceed 25% of them the living sqft of the main house.

Hello everyone. I’m new here and excited to get my feet wet in the world of investment real estate. I just purchased a lot cash and have plans on building a duplex. I have one simple question. Are smaller units with garages more/ less attractive than larger units without attached garages? The area doesn’t have a lot of housing with attached garages so I’m assuming this would make my property more attractive to tenants. Thanks for any input
