Hi all,

I’m doing a 1031 exchange to Atlanta, Georgia area and will have $200k to purchase my next property. I can raise another $200k if needed. I’m looking for an investment worth $800k - $1.6M. Looking for something in the 8-10 cap if possible. Any suggestions or current opportunities are welcomed. Thank you in advance.

Hi BP Community!! First time asking a question on BP. I have about $250k in equity in a couple local investment properties and a HELOC of $100k. I am trying to move investments to another city to create more cash flow. What cities does do would you all I look into? Looking forward to hear your opinions.

Hi Hisashi. First time posting on Bigger Pockets. Saw your post, read the replies and I think there's a very simple answer to you question. Assuming each of your properties are worth $81,250 ($1.3m / 16 units). Sell 6 units and refi your 10 remaining properties. 6 units sold @ $81,250 = $487,500 10 units refi @ 80% = $650,000 Reserve in bank = $150,000 HELOC = $300,000 Total funds available = $1,587,500 Scenario 1: Purchase Multifamily @ $3M with 8% cap rate NOI : 240K (20k / month) Cash required = $750,000 (25% of $3M) Reserves = $837,500 Scenario 2 Purchase Multifamily @ 63M with 8% cap rate NOI : 480K (40k / month) Cash required = $1.5M (25% of $6M) Reserves = $87,500 Your first option is more on the conservative side. You can hit your goal, still have your 10 properties and have a good amount in reserves. I would recommend this route. You wouldn't have to use you HELOC and the cash in your bank account would stay there. Option 2 is the accelerated version. High risk, high rewards.
