wow @ 200-300 per window, might as well buy a new window right? i believe they are only about $140 a pop @ home depot... maybe another $50 labor for the install so you're @ 190. i could be wrong =/

Hey guys,

I'm under contract for a house that doesn't have room in the budget for new white windows (normally we do new windows all around).

The current windows @ the home are silver aluminum. Is it possible to paint these white? If so, how? How does it look afterwards?

thats a good price, 330 per year. i'll check them out. a member on here has an allstate policy for that price yearly as well.

hearing about this reminded me of when i was living alone @ an apartment in southern ca. i was trying to deep fry some jumbo shrimp and out of no where, i looked back and there was fire from the pan on the stove caressing the ceiling. I grabbed the pan, turned to the sink, with the fire still going and poured it all down the drain. I'll never forget how i felt at that moment. Its unbelievable that i didn't burn the whole building down.

Oh I had to go ghetto to get those numbers. The nice ones (my first choice was near Univ. of Central FL) were offering 5%-8% caps and that wasn't cutting it for me. I'm honestly perfectly comfortable with ghetto properties. I grew up in that type of environment so it's no big deal. I probably blend in just as well today!

So far in this thread, from what most are saying, flipping in a slow market is more difficult then a hot market. If that is the case, I think it's probably safe to say if you can flip in a slow market, you'll be ok during a hot market, assuming you don't get too cocky try to rule the world. Of course some adjustments need to be made, but someone up there said it best - if you screw up in a slow market, you'll pay for it dearly, but if you screw up in a hot market, you may even be rewarded!
