this is super common so don't worry. yes, asking for money from friends/family or potential business partners is a fantastic idea, but doing so without credibility is going to be tough.

i would suggest doing what they wrote above - wholesaling/birddoging/or even saving money until you can build a small bank roll, find a cheap property to flip first (mine was a tiny condo), use a hard money lender to help fund it, use your money to rehab it and HOPEFULLY, sell for a profit. Then, move on to the next. Yes, much easier said then done but that's one route to take.

hey Chris - how much does this type of service cost? i didn't know what Buildium was and just goggled it and am interested. it's not too great on telling you how much it costs though.

Below is an article that sounds like many i read daily. It seems like an announcement that the company gathered up this amount of money and are out to buy and hold real estate. I may be over thinking it but here are some basic questions I have about this sort of thing. Below that, you'll see the article I'm referring to.

- is this like a syndication?
- is this just super rich people getting together to form a fund and buy/hold RE?
- i'm really just curious, what this is. To me it sounds like Syndication, but i was hoping to get some help from you guys; thank you!

Brookfield and Dubai government start a $1B fund
October 27, 2011
Brookfield Asset Management and a Dubai government investment branch will begin a $1 billion fund to acquire real estate properties in Dubai, United Arab Emirates following a price decrease of more than half since 2008.

"We see this agreement as another big step in our next phase of growth," Sheikh Ahmed bin Saeed Al Maktoum, chairman of Dubai government’s supreme fiscal committee and a member of the investment corporation’s board, said in the statement. "[This] affirms Dubai’s attractiveness as a premier investment destination in this region."

Brookfield CEO Bruce Flatt said that his agency views this as a great opportunity to acquire valuable assets in Dubai and the expected infusion of long-term capital into the city's market lays out the potential of recovery in the near future.

During its peak in 2008, Dubai housed one of the world's best housing markets, but since then home prices have dropped 64 percent. However, Viswanathan Shankar, Standard Chartered Plc's CEO, views the Brookfield and Dubai government deal as a step in the right direction which had to be done to bring increased liquidity to the Dubai market.

Nick,

I'm not a vet like a lot of guys on this site, but I would definitely suggest you talk to a loan officer about what you can/cannot qualify for. You can do a lot of damage with 350k cash.

Just an fyi though, I did inquire with a loan officer friend of mine who works for wells fargo about buying a property cash and he said in regards to the time frame, you could apply for a equity line the next day right after closing.

I wouldn't turn away from this idea so fast, imo. i think in this day and age, most people have email addresses and if they were to sign on the spot and were ok with an emailed copy - why not? most younger renters will probably be ok with this - i know i would. then agian, i guess it all boils down to the type of person youre dealing with. i guess im just the type where im not a big fan of carrying packets of paper around. thats so 2000!

I have followed Jeff Browns articles very closely as well and I too think he's a very knowledgeable guy. I've wanted to contact him to see if I can work with him somehow, but I'm based out of Central FL and I know he's in San Diego. Not sure how that long distance type of business relationship would work, but hopefully he sees this and replies =) thank you in advance.

Hey Bryan - i would prefer your route; buying properties that need work, under performing, etc. with Craigslist, are you calling on For Rent by owner ads or posting ads of your own. What are you presenting on there? In addition, when a property looks like crap, how do you get their #? i usually mail but obviously, not high responses! thanks Bryan.

hey everyone,

i'm having a tough time finding multi listings. where do you find your listings at? I have MLS access which doesn't have much on there and some local commercial sites which don't have much on there either. I'm wondering if many multi family properties exchange between principals just through commercial broker networks? I've heard previously that a lot of commercial brokers don't publicly list their properties. They just go through their Rolodex and sell it that way. Any advice would help - thanks!

for my CA license, the first school i went too wasn't good at all. the school linked below, their practice exam was like 99% identical to the state exam.. this was back in '04 fyi =)
